The founding team

Our four partners each bring key expertise: operations and project management, technical mastery of the building trade, in-depth knowledge of the Dijon property market, and administrative and financial rigour. This complementarity lets us manage every stage in-house, from the initial feasibility study through to resale.

In-house renovation expertise

MKTJ draws on the experience of a general renovation contractor within the same group, active across Côte-d'Or. Work is carried out with qualified local craftsmen, and every operation carries the required insurance cover: professional liability, ten-year structural warranties from the trades involved, and project-owner (dommages-ouvrage) insurance.

Our method

Every operation follows the same rigorous process — nothing is left to chance:

  1. Study

Analysis of comparable sales in the area, technical visit with the trades, precise renovation costing and a full financial projection before any commitment.

  2. Acquire

Secure acquisition through a notary, with full surveys and an insurance package tailored to the operation.

  3. Transform

Complete renovation carried out to professional standards, with site progress documented and published on this website, step by step.

  4. Resell

Return to the market of a property brought up to standard and redesigned for its future occupants — sometimes during the works phase, sold off-plan.

Where we operate

MKTJ focuses its property dealing activity on Dijon and the wider Côte-d'Or department. This local footing is a deliberate choice: we know the neighbourhoods, the price per square metre street by street, the town-planning constraints of the metropolitan area and the local network of craftsmen. We work mainly in central Dijon and its inner ring — Chenôve, Talant, Fontaine-lès-Dijon, Quetigny, Longvic — as well as across Côte-d'Or wherever a property shows genuine transformation potential.

Frequently asked questions

What is a property dealer (marchand de biens)?

A marchand de biens is a professional who buys properties in order to renovate and resell them. Unlike an estate agent, they become the owner of the property: they invest their own funds, take on the risk of the works and earn from the value they create, not from a commission.

Why is buying from a property dealer an advantage for the buyer?

You buy a renovated property that meets current standards and is ready to live in, without having to manage a building site. At MKTJ, every operation is documented step by step and covered by the required construction insurance, giving you full visibility on what has been renewed.

Do you buy properties to renovate? How can I offer you one?

Yes. We are always looking for high-potential properties in Dijon and Côte-d'Or: homes to renovate, estates, buildings to divide, premises to convert. If you have a property to sell, get in touch: we assess every opportunity and can make a quick offer, with no agency involved.

Do you sell off-plan during the works?

It is possible. Some properties are offered for sale during the works phase, which lets the buyer personalise certain finishes and secure the property before it returns to the market.
